The Tahoe-Reno Industrial Center (TRI Center) is strategically located just east of the Reno–Sparks area. Close to the I-80 freeway, Union Pacific Railway and Burlington Northern Santa Fe Railway tracks, and Reno-Tahoe International Airport, the TRI Center is ideal for distribution and logistics users. Union Property Capital acquired 108 acres within the TRI Center and built a state-of-the-art speculative cross-doc industrial facility with 30+ foot clearance; 50′ x 50′ bays; 4,000-amp, 480/277-volt electrical service; and 75-psi ESFR fire protection system. At the time of the acquisition, Reno—and specifically TRI—was a stable second-tier industrial market.
