945 Bryant was the first phase of a redevelopment portfolio that Union Property Capital acquired from a local San Francisco family. Designed by Olle Lundberg of Lundberg Design in 2000, an existing two-story plumbing warehouse was converted to technology/office use and a third story was added, for a total gross rentable area of 40,410 square feet. Other improvements included a full seismic upgrade, new ADA-compliant bathrooms, new elevator, lobby, HVAC, electrical systems and a new state-of-the-art computer server room.
